Master Planning & Design ConceptMaster planning and design concept are identified by three groups:
Option AnalysisOur extensive background in residential and commercial construction makes us uniquely qualified to analyze a variety of options and materials based on design requirements, budget requirements, and site requirements. With the use of our project database, which contains information from our various projects, we can compare specific options, their costs, their quality, and in some cases their availability. Design ReviewOur experience in construction gives us the ability to review designs and make accurate assessments of their budget and construction feasibility. Our project database has allowed us to develop specific ratios that we use to compare projects of similar size and scope to determine if designs are both functional and constructible within a certain budget range. Budget EstimatingWe can provide thorough budgets during pre-construction. Our staff continuously monitors the estimated budget through three main phases: schematic design, design documents, and the final estimate when the GMP is established. Between these three milestone estimates, we monitor and update the budget as we receive new information. Combining our highly experienced estimating staff with our project database and estimating software, we are able to develop accurate and meaningful estimates and recommendations. It also allows us to be efficient in the estimating process without having to rely fully on trial and error methods to arrive at the appropriate mix of materials, building methods, and scheduling. Value AnalysisOur experiences as an owner/builder give us unique value analysis skills that result in savings without compromising quality, functionality, or aesthetics. Throughout the pre-construction and even construction phases of projects, we look for value analysis opportunities. We will complete value analysis upon the request of the owner as well. Our estimating staff and project database are invaluable in this area, allowing us to compare materials and techniques from real life situations - instead of just on paper or by the numbers. Construction SchedulingOur project managers and superintendents have experience in preparing conceptual and detailed construction schedules. A critical path method schedule is used to maintain efficient and smooth scheduling throughout the construction of the project. The critical path method allows us to anticipate potential problem areas and arrive at solutions before the problem actually occurs. In the event an unanticipated scheduling problems arises, our on-site staff and project managers possess the skills and experience to make the most appropriate decisions for the situation at hand. Quality ControlQuality control is a top priority on all our projects. During both the design and construction phases, we will compare materials, methods, and procedures with our historical project database to maintain high quality standards. As an owner/builder, we focus on providing a high-quality product designed for maximum longevity. Cost ControlWe have the ability to use various cost control methods during a project. Most important is our ability to compare specific costs associated with your project with the same costs from projects we have already constructed. This is also accomplished by producing complete scopes of work and adhering to original contracts. Performing a monthly cost worksheet analysis and reviewing detailed schedule of values maintains budget integrity. Project ManagementOur company utilizes Timberline and Expedition programs for our project management. Expedition tracks the information necessary to manage a project. All meeting minutes, submittals, requests for information, cost control, daily construction reports, design changes, etc. are tracked daily with Expedition. Timberline tracks cost functions, which includes job cost, budgets, labor control, and change orders. Change Order NegotiationOur company reviews all change order requests for cost and potential impact on the schedule. We will review all subcontractor change orders for cost and constructability before they are submitted to the owner for review and/or approval. Project CloseoutAt the closeout of the project, we will provide the owner with operations and maintenance manuals along with as-built-plans. We can also provide these manuals and plans on CD-ROM for easy access and storage. Transition PlanningWe have experience in transition planning and phased turnover and offer this service to our clients. Our team has developed clear and open communication with local building authorities, as well as the owner, architects and subcontractors to allow partial occupancy of the site or facility while construction in other areas continues. | |||||||||||
